Positive: The property was very dirty. Lots of animal hair on the floor, floors very dirty. Everything had a film of red dirt on it due to a dust storm is what we were told. Bath room was not clean, urine around toilet rim. I cleaned it before I felt safe to use. Sink dirty. The bed looked disheveled. Rolled it down to find a clump of hair twirled up? There were dead bugs and spiders on the window sills. We were apparently the first people of the season to rent. When I texted the owner about it she said she would make a reminder call to clean it. Twenty minutes later her “ranch hand who is 67 showed up and said he’d be glad to help us clean. I said it was ok, I would take care of it. Apparently her ranch hand keeps up with the property. We spent the night and left as soon as we found a place on Monday morning. Lee said she would put in for a full refund because we were so unhappy. After contacting owner regarding refund a few times messages were ignored! I did not know how to approach refund since she didn’t respond so I filed a dispute with my credit card company and then Booking.com said I needed to close my dispute with my credit card company and then thy could refund me. It is May 24th and I still have not received a refund, after over a month.

Great ranch, great people, would happily stay here again.
Positive: The location could not be beat, such an amazing ranch. The retired cowboy that greeted me, helped with some issues and checked up on me was one of the nicest people I have had the pleasure to meet. The spot was perfect for visiting Palo Duro Canyon and the hosts were responsive.
Negative: Well there were internet issues, but since we were not there to work - who cares. And I am sure they are fixed by now. Other than that, nothing not to like. We found everything we needed in the kitchen and the house overall.

It was frustrating! the 5 star review is out of 10 by the way when u see those.
Positive: Once we were in, we had a place to sleep.
Negative: We booked around dinner time and never heard from the host or received check in instructions. We tried to call numerous times with no response. We even sent texts and emails. We arrived right after midnight and the directions were not clear coming in that late. It wasn't until we finally gave up and was leaving we saw on the gate there were 2 phone numbers. We called the other number and he stated to call the other. We shared that we did and he made some calls and got us in immediately. We sat there and tried for 45 minutes to get someone to answer so we could get in. Im thankful he answered.

Quick layover.
Positive: Comfortable
Negative: Anxiety from not ever hearing from owner on how to get into the unit. Didn’t mind having to make the beds since unit was not ready at 4:00 and owner did not notify Land Keeper of our arrival. Land Keeper was able to let us into the unit. And as of now, owner has not apologized or notified me of waiving cleaning fee. Place is off beaten path, so finding a hotel in area would have sucked! All of this after a stressful 8 hour drive.
